In 2014 the private Webster University moved out of the Kaisermühlen to Leopoldstadt and handed over three completely empty floors with 

more than 2,000 m² usable space to the owner Bank Austria. I was commissioned beforehand to create a draft study for the space, as it soon became clear that a reasonable commercial re-letting had to be ruled out.


The location seemed rather perfect for residential use. Good public connections, excellent infrastructure and the direct proximity to the beaches of the Old and New Danube.


The location seemed rather perfect for residential use. Good public connections, excellent infrastructure and the direct proximity to the beaches of the Old and New Danube. Even the flexible building structure (reinforced concrete ribbed ceilings on a skeletal supporting structure) favored the solution.

Despite all the project challenges that arose during the construction period - the entire floors above and below the construction site were fully occupied throughout the entire period of construction, a total amount of 37 apartments with large balconies were built in a record-breaking construction period of only 8 months. The building was also thermally reduced to a low-energy consumption standard.
