Refreshment in Perchtoldsdorf

Residential complex Aspettenstrasse

Vienna

Project: Energy efficient renovation of a residential complex with 50 residential units in the Aspettenstraße in Perchtoldsdorf

Location: Vienna

Status: completed

Year: 2014

Client: WEG / IMV

Size: 6025 m2

50 residential units, almost 100 owners and around 200 opinions on the subject of thermal insulation (and its usefulness), color design and green open spaces.

Planning was not carried out on the computer or on the drawing board, but in the course of countless owners' meetings guided by the motto "architecture explained".

In addition, there were bureaucratic hurdles of public funding and the bankruptcy of the construction company (Alpine) as well as the termination of the property management halfway.

... and (luckily only) one resident who even wanted to defend himself with a shotgun against the installation of thermal insulation (and who was not allowed to use his apartment for a while).

Under such conditions, the renovation of a house becomes a tightrope act and an exciting flash drama, and the work of an architect transforms into that of a planning psychotherapist.

Planning was not carried out on the computer or on the drawing board, but in the course of countless owners' meetings guided by the motto "architecture explained".

And so, the architecture got a language of its own, and the gray 1970s building got a new fresh look. In addition, the heating requirement was reduced by almost 70%.

Looking back, it was still a very successful project, and the billed construction costs were even 10% lower than anticipated.
