Building in existing structures is always a special task.

to the north and east an 11m high wall in the direction of Gutennbrunner Park, without openings according to the guidelines of the city of Baden, strict requirements for the facade design facing urban space, a historic basement structure on the property and a variety of legal issues (for ex. existing ancient windows in firewalls or unclear boundary lines).

The city of Baden, freshly awarded the UNESCO World Heritage title, gave us the strict condition that the facades should be equalized with the neighboring historical buildings.

Hence we designed a building that is outward strictly subordinate to the structure and design of the surrounding.

However on the inside we organized an open terraced house with a lot of open space and apartments facing south and west.

Introverted inside the block, this creates an open, extroverted structure with diverse opportunities for neighborly communication.

The construction work started already in June 2022.
