In 2014 the private Webster University moved out of the Kaisermühlen to Leopoldstadt and handed over three 

completely empty floors with more than 2,000 m² usable space to the owner Bank Austria. I was commissioned beforehand to create a draft study for the space, as it soon became clear that a reasonable commercial re-letting had to be ruled out.


The location seemed rather perfect for residential use. Good public connections, excellent infrastructure and the direct proximity to the beaches of the Old and New Danube.

Furthermore, the flexible building structure (reinforced concrete ribbed ceilings on a skeletal support structure) was suitable for this. Despite all the difficulties that arose during the construction period - after all, the floors above and below the construction site were fully used throughout the entire construction period - a total of 37 family apartments with large balconies were built in a record-breaking construction period of 8 months.

In addition, the building could also be thermally upgraded to low-energy standards.
